How to Create the Best Posting on the Planet

As you become acquainted with the SpaceTogether site, consider taking your posting to the next level. I'm talking about turning that posting into something grand, attracting all the possible renters.

If you haven't had much luck finding a renter, it could be that your posting is a little bare. Spicing it up will not only attract more renters, but it will help your next renter go into the process with a better understanding of the space.

Tips and Tricks

First and foremost, the best postings are detailed and written intentionally. Giving the bare minimum details doesn't help a renter decide if it's a good option or not, and this can be the reason they pass over your space. On the other hand, you don't want your posting to look like a Shakespearean sonnet. So, find the balance between detailed but practical.

There are three aspects of the posting that deserve the most TLC: photos, amenities/features, and pricing.

1. Photos: This is one of the most important aspects of the posting because it tangibly puts your space on display for the potential renter. The photos don't have to be professionally taken, but ensuring they look nice will go a long way in the posting. Here are a few tips when taking photos:
   • Take photos from the corner of the room.
   • Shoot the photo straight on and lower to the ground (like 3-4 rulers high).
   • Use a tripod if you have one to keep the camera steady.
   • Try to use as much natural light as possible.
   • Use an editing tool or software to edit the brightness or clarity of images. The VSCO App is great for this, and you can use  canva to help with editing.
2. Features and Amenities: This is where the detail comes in.
   • Listing amenities is simple, and you'll want to be as inclusive as possible.
   • Writing about your space's features needs detail. Think about things like this:
     • How much light does the space get?
     • What are the room's best features?
     • What is unique about it?
     • Why should someone rent your space?
     • What equipment is available to renters?
3. Pricing: This aspect is probably the most difficult, and you'll need to do your research.
   • Don't sell yourself short. Know the value of your space, so you can charge a price that is fair to you.
   • Don't oversell your space, as this will make it tough to find a renter. Charging a fair price is important for you both you and your renter.
   • Consider doing research into spaces similar to yours to get an understanding of an appropriate price.
   • We won't tell you what to charge, but it's important that you give it serious consideration.
